📝 The Lagos context
Roofing is where a Lagos build meets the weather, and the choice of material is a trade-off between cost, looks and lifespan. At the budget end, corrugated iron ("zinc") sheets are cheapest and quick to fit but rust over time and are noisy in rain. In the middle sit aluminium longspan sheets — rust-proof, lighter, available in step-tile and other profiles, and the default for most modern houses. At the premium end, stone-coated steel tiles (Gerard-type) look like traditional tiles, last decades and cost the most.
Beyond the material, gauge and coating decide how long it lasts. Aluminium is sold by thickness (0.45mm is common; thinner is cheaper but dents and lifts more easily), and longspan is priced by the metre or the full roof, so the roof area drives the bill. A cheap thin sheet on a big roof is a false saving if it fails early or leaks at the laps.
The other half of a roof is the timber and the workmanship. The wood carcass (rafters and purlins) and the quality of fitting matter as much as the sheet — most roof failures are leaks at the joints and flashings, not the sheets themselves. Buy sheets from established dealers, match the profile to your design, and spend on a good carpenter and proper flashing at valleys and around any chimney or parapet. On a roof, the labour and the details are where the money is well spent.
