The Eleko/Akodo corridor is the fastest-moving rent story in Lagos. Two-bedroom rents have gone from around N800,000 a year in 2023 to N2m-N3m in 2026, driven by the Dangote Refinery (650,000 bpd, 30,000+ direct and indirect jobs), the Lekki Deep Sea Port and the Lekki Free Trade Zone, where 16 new flagship investors signed and a record 120+ hectares sold in 2025. The Lagos-Calabar Coastal Highway opened the corridor further in December 2025. Note the split: this applies to the serviced Eleko/Akodo belt near actual employment, not to remote plots marketed on refinery proximity they do not have.
