Magodo Phase 2 is the established gated estate area on the eastern Mainland — a planned residential development carved out of Magodo in the early 2000s and now home to professional families who want the security of a gated estate without Island prices. The area sits east of Ikeja, accessible via the Lagos-Ibadan Expressway service road. Streets are gridded, plot sizes are moderate (500-700 sqm typical), and most properties are detached houses. The character is solidly suburban-family — international and reputable Nigerian schools nearby, organised retail at Magodo Shoprite, a substantial returnee diaspora cohort.
What your money gets you in Magodo Phase 2
For ₦2.5M/year (the floor) you get a 3-bedroom semi-detached house in a smaller estate block. Between ₦4M and ₦7M annually you move into 4-bedroom detached houses with garden and parking for 2-3 cars. The ₦8M+ bracket buys 5-bedroom detached houses on the inner estate streets with swimming pools.
