About Lekki Phase 1

Lekki Phase 1 is Lagos's aspirational sweet spot — expensive enough to feel exclusive (₦5M–₦12M for a 2-bed), but accessible enough that a senior tech worker or mid-level oil company executive can afford it. This is where Lagos's upwardly mobile class lands when they outgrow Yaba but can't yet afford Ikoyi. The infrastructure is genuinely better than most of Lagos: paved roads, functional drainage, and estates with 24-hour security. Power supply is Band A in many feeders, meaning 20+ hours of NEPA — a luxury most Lagosians can only dream of. The trade-off is traffic. The Lekki-Epe Expressway is the sole artery connecting the peninsula to the rest of Lagos, and during rush hour it becomes a parking lot. A commute to Ikeja can take 2-3 hours. The Lekki toll gate — still politically sensitive after the 2020 protests — adds both cost and congestion. Flooding is a growing concern during the rainy season, as the area sits close to sea level and the lagoon. Service charges in Lekki estates range from ₦500K to ₦2.5M per year on top of rent, covering generator diesel, security, and waste management. The character of Lekki Phase 1

Lekki Phase 1 is the modern residential face of Lagos — the planned development that turned reclaimed swamp into the city's most aspirational mainland-adjacent neighbourhood between 1995 and 2010. The area sits between the Lekki-Ikoyi link bridge and the first roundabout of the Lekki-Epe Expressway. Streets are gridded, plot sizes are larger than Island averages, and most properties are detached houses or low-rise apartment blocks (4-6 storeys). The character is family-oriented — international schools, organised supermarkets (Shoprite, Spar), and a substantial expat population. Newer apartment supply has lowered rents from the 2018 peak; tenants now have meaningful negotiating power.

What your money gets you in Lekki Phase 1

For ₦5M/year (the floor) you get a 1-bedroom serviced apartment in a smaller block, 60-80 sqm. Between ₦8M and ₦15M annually you move into 2-bedroom apartments in serviced blocks (Building 1, House 9 etc) with pool, gym, generator backup. The ₦20M+ bracket buys 3-bedroom apartments or modest detached houses. The very top end (₦40M+) buys premium detached houses on Admiralty Way or Freedom Way.
